The Kao Building is a one-story high bay flex office/warehouse structure located in the Manassas Airpark. The striking exterior, composed of white split faced stone and clear anodized aluminum frames and tinted blue glass helped attract leases from several high-tech firms. The 48,000 GSF, conventional steel frame structure was a fast tract negotiated project and was ready for move-in within three months.

The new headquarters and operational facility was constructed in early 2002 for this multipurpose local non-profit organization. The 28,000 square foot facility is divided into three function areas including living quarters and commercial kitchen, a food kitchen, and office and training areas – all connected by the roofed ambulatory. The negotiated contract and fast tract construction saved time and cost for the owner. Rector Construction and several subcontractors provided a substantial portion of the work on a pro-bono basis.

This property, designed and developed by Rector is a four story 32,000 SF office building completed in the fall of 2002. Rector provided all aspects of development, design, and construction for the project, including financing and tenant work. Even though the project required a BZA hearing and several zoning variances, the work from concept to tenant occupancy, was completed in 12 months. This new structure is an important addition to the rich historic fabric of the City of Manassas.

Project: Capital Aviation
Location: Manassas

Capital Aviation Hangar at the Manassas Regional Airport was constructed in the summer and fall of 2004. With the growing demand on regional airports outside of Washington D.C. due to new air restrictions under the Homeland Defense Act, it is imperative to quickly design and build hangars to handle the surplus planes. Capital Aviation is a 28,000 SF storage and maintenance facility, with 16,000 SF of hangar space and 12,000 SF of office. Rector construction is currently working with the owners in a design/build capacity to construct three more like hangars.
